Arterial Road -Your road collects traffic from the roads all over town as well as traffic from neighboring towns. Your road will take one of the biggest hits from the impending Retail Sprawl . People from Orange and surrounding towns cut through your road in order to reach the retail areas. The more retail, the more traffic, the more property loss. Studies show that increase traffic and speed through a neighborhood can substantially impact property values. Even if you are at the lower end of the loss spectrum, 9% of a $300,000 house is $27,000.12% is $36,000. Is it worth it? Did you here about the over 100 Acres of retail proposed with Stew Leonard's? Traffic can easily double if we don't stop it now.

Property Loss From Retail Sprawl :

  • Decreased Safety- Entering, Driving, Exiting and Walking. Your home becomes less attractive and therefore less valuable  when the simple enjoyment of walking or riding a bike is a dangerous proposition.  Having to risk an accident every time you enter or leave your driveway is probably the biggest negative

  • Increased Pollution - Exhaust fumes from thousands of additional cars not to mention all the garbage thrown out, greatly reduces the appeal and therefore price of your home.

  • Increase Noise- The constant drone of cars going by is a big negative when people are choosing their home. This translates into lower selling prices.

  • Driving Delays- No one likes to sit in traffic or drive bumper to bumper. Cut-through traffic will increase as frustrated drivers seek alternate routes through your neighborhood. Waiting at traffic signals is bad enough already. What's going to happen when traffic doubles.

  • Taxes- With all of the major devaluations in the town in general the tax base will suffer causing the mill rates to rise. Roads will need to be "improved" and police services increased at considerable cost. This by far exceeds any benefit from Stew Leonard's.
