Collector Road -Your road
collects traffic from neighboring local roads and serves as a
short cut between Arterial roads . Out of town traffic cutting
through your street is going to greatly increase as people try
to find the quickest route to the retail area. The more retail,
the more traffic, the more property loss. Studies show that
increase traffic and speed through a neighborhood can
substantially impact property values. Even if you are at the
lower end of the loss spectrum, 4% of a $300,000 house is
$12,000. 8% Loss is $24,000. Is it worth it? Did you hear about
the over 100 Acres of retail proposed
with Stew Leonard's? Traffic can easily quadruple if we don't
stop it now.

Remember your
property value is appraised by prices of other houses in your
area. Even though you might not want to sell your home, your
ability to qualify for a second mortgage or other loan is
dependant on price.

Decreased Safety-
Entering, Driving, Exiting and Walking. Your home becomes less
attractive and therefore less valuable when the simple
enjoyment of walking or riding a bike is a dangerous
proposition. Having to risk an accident every time you enter
or leave your driveway is probably the biggest negative

the major devaluations in the town in general the tax base

be "improved" and police services increased at considerable
